Garage door opener repair and replacement
When the opener stops cooperating, we find out why. We repair and replace openers from LiftMaster, Chamberlain, Genie, Craftsman and other brands, and set up remotes, keypads and smart openers.
Common garage door opener problems
- The door starts to close, then goes back up
- Usually the safety sensors by the floor. Wipe the lenses and check that both lights are solid. If they blink or one is off, the sensors are out of line, blocked or failing.
- The opener runs but the door doesn't move
- A stripped drive gear, a broken belt or chain, or the door has come disconnected from the trolley. Check the spring first, because a broken spring causes this too.
- Nothing happens at all
- Check the outlet and the wall button. If those work, it could be the opener's logic board, the motor, or a lock switch on the wall control.
- The remote or keypad stopped working
- Try a new battery first. If that doesn't help, the remote may need reprogramming or the receiver may have failed.
- It's loud, slow or jerky
- Often a worn chain or a door that's out of balance and making the opener work too hard. A tune-up usually helps.
Repair or replace?
We'll give you an honest recommendation. Repair usually makes sense when the opener is fairly new and the problem is a single part like a gear, sensor or remote. Replacement is often the better value when the opener is 10 to 15 years old or more, is missing modern safety sensors, or needs an expensive part like a motor or circuit board.
Choosing a new opener
- Belt drive: the quietest choice, good for garages under bedrooms
- Chain drive: durable and budget-friendly
- Wall-mount (jackshaft): frees up the ceiling for storage or high-lift doors
- Smart and battery backup: open and check the door from your phone, and keep working in a power outage
We install, program and test every opener, including the auto-reverse safety system, and show you how everything works before we leave.

Opener Repair questions
Why does my garage door open a little and then reverse?
Most often it's the safety sensors near the floor. They may be dirty, knocked out of line, or blocked. Wipe the lenses and make sure both lights are solid. If that doesn't fix it, the door may be out of balance or the opener's force settings need adjusting.
My opener runs but the door doesn't move. What's wrong?
That usually means a stripped gear, a broken drive belt or chain, or a door that's disconnected from the opener. It can also mean a broken spring, so check the spring before trying the door again.
Should I repair or replace my garage door opener?
If the opener is more than 10 to 15 years old, lacks modern safety sensors, or needs an expensive part, replacing it is often the better value. We'll tell you honestly which makes sense for yours.
Do you program remotes and keypads?
Yes. We can program new remotes, keypads and car buttons, and set up smart openers that work from your phone.
