General

How much does garage door repair cost in Utah?

It depends on the part. National cost guides put a typical spring replacement around $150 to $350, and many smaller repairs cost less. We give you a clear price before any work starts, and new customers get $19.95 off any repair.

Is it safe to open my garage door with a broken spring?

No. The spring does most of the lifting, so without it the door is far heavier than it looks and can drop suddenly. Leave the door closed, unplug the opener if it keeps trying, and call us.

Do you work on my brand of door or opener?

Almost certainly. We service LiftMaster, Chamberlain, Craftsman, Genie, Overhead Door, Clopay, Wayne Dalton, Martin and most other residential and commercial brands.

What areas do you serve?

We're based in Highland and work throughout Utah County, Salt Lake County, Summit County and Tooele County, from Payson to Salt Lake City and Park City to Tooele.

Commercial Doors

Do you work on commercial overhead doors?

Yes. We repair and maintain commercial sectional doors, springs, cables and operators for shops, warehouses, storage buildings and other businesses.

Can you set up regular maintenance for our building?

Yes. Regular service keeps high-use doors running and helps you avoid downtime. Call us to set up a schedule that fits how often your doors run.

Maintenance

How often should a garage door be serviced?

Once a year is a good rule for most homes. Doors that cycle many times a day, or commercial doors, benefit from more frequent checks.

What's included in a garage door tune-up?

We inspect springs, cables, rollers, hinges, tracks and the opener, lubricate moving parts, tighten hardware, check the door's balance and test the auto-reverse and safety sensors.

Can a tune-up prevent a broken spring?

It can't make a spring last forever, but a balanced, lubricated door puts less strain on springs and the opener, and we can spot a worn spring before it fails.

Opener Repair

Why does my garage door open a little and then reverse?

Most often it's the safety sensors near the floor. They may be dirty, knocked out of line, or blocked. Wipe the lenses and make sure both lights are solid. If that doesn't fix it, the door may be out of balance or the opener's force settings need adjusting.

My opener runs but the door doesn't move. What's wrong?

That usually means a stripped gear, a broken drive belt or chain, or a door that's disconnected from the opener. It can also mean a broken spring, so check the spring before trying the door again.

Should I repair or replace my garage door opener?

If the opener is more than 10 to 15 years old, lacks modern safety sensors, or needs an expensive part, replacing it is often the better value. We'll tell you honestly which makes sense for yours.

Do you program remotes and keypads?

Yes. We can program new remotes, keypads and car buttons, and set up smart openers that work from your phone.

Garage Door Repair

My garage door came off the track. Can I still use it?

Don't. An off-track door can twist, jam or fall. Leave it where it is, unplug the opener, keep people and cars clear, and call us.

Why is my garage door so loud?

Worn rollers, dry hinges, loose hardware or an aging opener are the usual causes. A tune-up with new nylon rollers and proper lubrication often makes a door dramatically quieter.

What does it mean if a garage door cable snapped?

Cables work with the springs to lift the door. When one breaks, the door often hangs crooked or won't open. It's a safety issue, so keep the door closed and call for a repair.

Can you replace just one damaged panel?

Often, yes, if the matching panel is still available from the manufacturer. For older doors, a full replacement can cost about the same, and we'll walk you through both options.

Spring Repair

How do I know if my garage door spring is broken?

Common signs are a loud bang from the garage, a visible gap in the coiled spring above the door, a door that only lifts a few inches, an opener that strains or reverses, or a door that slams shut. If you see a gap in the spring, it's broken.

How much does garage door spring replacement cost?

National cost guides list a typical range of about $150 to $350, depending on spring type, door size and whether one or two springs are replaced. We'll quote your exact price before we start.

Should I replace both springs at once?

On doors with two torsion springs, usually yes. Both springs have worked the same number of cycles, so when one breaks the other is close behind. Replacing both saves a second service call.

Can I replace a garage door spring myself?

We don't recommend it. Torsion springs hold enough stored energy to cause serious injury, and the job needs winding bars and the right spring size for your door's weight. A pro can usually do it in about an hour.

Why do garage door springs break more in winter?

Cold makes the steel stiffer and more brittle, and a spring that's already near the end of its life often gives out on a cold morning. Springs are rated for a set number of open-and-close cycles, so age and use matter most.

New Garage Doors

How much does a new garage door cost?

It ranges widely, from a basic single steel door to a custom double carriage door. Size, insulation, windows and material all affect the price. Call us for a free estimate and we'll price a few options side by side.

How long does garage door installation take?

Most residential doors are installed in a day once the door arrives. Custom doors take longer to order.

Is an insulated garage door worth it in Utah?

For most homes, yes, especially if the garage is attached, heated or used as a workspace. Insulated doors also tend to be quieter and more dent-resistant.

Can I see what a new door will look like on my house?

Yes. With our on-site door designer you can try different styles and colors on a photo of your home before you decide.
