Garage door tune-ups and maintenance
A yearly tune-up is the cheapest way to avoid a surprise breakdown. We inspect, adjust and lubricate the whole system and catch worn parts before they leave you stuck.
What's included in a tune-up
- Inspect springs, cables, drums and bearings for wear
- Check rollers, hinges and tracks, and tighten hardware
- Lubricate all moving parts with the right garage door lubricant
- Test and adjust the door's balance
- Test the opener's auto-reverse and safety sensors
- Check weatherstripping and the bottom seal
Why it matters in Utah
Big temperature swings, snow and dry air are tough on garage doors. Cold stiffens springs and thickens old grease, and dust wears out rollers and seals. A fall tune-up helps your door get through winter without surprises.
Simple things you can do between visits
- Watch and listen as the door runs. Jerky movement or new noises are early warnings.
- Test the auto-reverse monthly by placing a roll of paper towels under the door as it closes. It should reverse.
- Keep the sensor lenses clean and the tracks clear of debris.
- Never adjust springs or cables yourself. Leave those to a pro.
Many of our customers have had us maintain their doors for ten years or more. Ask about setting up a yearly reminder.
Ten years of maintenance
Specialized Garage Doors replaced my garage door motor in January of 2019 and have done routine maintenance on my doors for the last 10 years. They are very prompt and professional.
Maintenance questions
How often should a garage door be serviced?
Once a year is a good rule for most homes. Doors that cycle many times a day, or commercial doors, benefit from more frequent checks.
What's included in a garage door tune-up?
We inspect springs, cables, rollers, hinges, tracks and the opener, lubricate moving parts, tighten hardware, check the door's balance and test the auto-reverse and safety sensors.
Can a tune-up prevent a broken spring?
It can't make a spring last forever, but a balanced, lubricated door puts less strain on springs and the opener, and we can spot a worn spring before it fails.
